The Strata Scheme Management Act 2015 requires that the owners of a Strata Scheme prepare a First Maintenance Schedule detailing how the common property is to be maintained. The schedule is to include maintenance and inspection periods for common property items which are outside the scope of a Capital Works Fund plan. Some examples of these items are: cleaning of the swimming pool filtration system, window cleaning, rectification of faulty façade treatments and the likes. The schedule also includes:
1. Warranties for systems, equipment and other items referred to in the schedule.
2.Manuals and maintenance requirements provided from the manufacturer of those items;
3. The contact names and contact details of the manufacturers and installers of those items
The Initial maintenance schedule can be seen as a handover document from the builder/developer to the owners to assist in the upkeep of their assets.
The initial maintenance schedule makes the strata manager and owners aware of their obligations from the beginning and assists them in planning and executing the necessary works.
In our reports we identify each maintenance item located on the common property. We include a maintenance register for each of these items which specifies the frequency of maintenance, associated action and supporting documentation (e.g. Warranties, manual, installers details, etc.)
The reports specify the Owners / Strata managers obligations under the Strata Schemes Management Act 2015 and forms which assist in executing the maintenance schedule.
